There are several areas to be considered when it comes time to procure a tenant.

1 Get it Priced Right.
Prior to offering your property to the public VPM will complete an in depth rental market analysis to assist you in the correct pricing of the home. This analysis will take into consideration all properties in the neighborhood which have recently rented, your current rental competition, overall market conditions, time of year, etc.

2 Let the World Know About your property.

3 The Tenant Selection Process.
Regardless of who ultimately finds the tenant, VPM or one of the thousands of co-operating Realtors who will also have access to your property, one or more of VPM's staff of trained management specialists will conduct an in-depth tenant application process.

In addition to reviewing the tenant's application, VPM will run a full Equifax credit background report, a Civil & Criminal Court case report and sexual offender registry report on every adult applicant.

Based on information contained in one or more of the above  reports VPM's screeners find it necessary to turn down a little over 63% of the lease applications which we receive annually. Yes, that is a big percentage. However, it is better to make these decisions before a lease is approved than to live with the consequences of poor, or no pre-screening.
